It only gets better for the Sandoval community. It was recently announced that a fourth preferred builder has signed on to develop the Stonyhill neighborhood in Sandoval. Stonyhill offers larger lots and bigger homes, most are lakefront. Many choice lots are still available to build the house you’ve always dreamed of. If you are contemplating purchasing a home in southwest Florida any time soon, this section of Sandoval may be worth investigating. Any house built in the Stonyhill section must be a minimum of 2200 square feet under air. I’ve dealt with the preferred builder in the past. They offer an attractive home package with just about every upgrade possible included for a reasonable price. The builder is also flexible on altering the standard plan. For instance, if you decided you didn’t need a three car garage, they will alter the plan and credit the difference to you.
Sandoval has accounted for almost half the new single family building permits issued in Cape Coral, Fl through August of 2011. It appears that the “Hidden Jewel of Cape Coral” is
being discovered by international buyers, baby boomers looking for a second seasonal home and those looking to live in an amenity rich tropical paradise type setting year round. Sandoval is responsible for 88 of the 177 building permits issued by Cape Coral
from January through August 2011 or 49.7 percent. Statistically the month of August is similar, 13 of the 28 building permits or 46.4 percent were issued for new construction in Sandoval.
Lakefront house lots are becoming scarce in Sandoval. If you desire lakefront with a pool, the Ashbury and newly opened Stonyhill neighborhoods are your only choices for a new house until phase III opens up. That could be awhile.
The choices for resale single family homes on a lakefront lot are also limited. MLS has only eight listings in Sandoval for a waterfront house.
