This Abington Model built by Taylor Morrison will sell quickly. It features an open roomy floor plan with 1900 sq ft under air. There are 2 bedrooms, two baths, 2 car garage with storage cabinets, den, great room with a bar area, spacious kitchen with gorgeous granite counters, seating area, top of the line cabinets and appliances, double pantry, breakfast nook and a very spacious 14′ X 22′ screened lanai. You will also love the doggy shower, tile on the diagonal and crown molding in the tray ceilings. The house is less than three years old, located on a choice corner lot with impeccably maintained mature landscaping. The attention to detail by the meticulous owners is just as evident inside the home as it is on the outside. Sandoval has over 900 properties sold to date and this one is in the top 3 for landscaping and one of few with a spacious side yard.
The Abington, if you decided to build new today, has a base price of almost $190,000. Taylor Morrison’s choice lots are gone. There are 116 lots in the Maraval subdivision of Sandoval and only 20-30 remain.
These are supposedly hard times for the Cape Coral, Fl real estate market. You would never guess by the way Sandoval homes are selling. Through October of 2010 Sandoval reported selling 57 new homes. Sales have surged to an almost unbelievable 103 year to date in 2011. That is an 81% increase over last year. Sandoval is obviously doing something right! The huge tropical resort style community pool area which covers 7500 square feet, has a 100 foot water slide and children’s play area might be one reason. The entire community clubhouse, pool area and sports courts cover 7.5 acres. Residents have a choice of basketball, tennis, bocce, horse shoes and volleyball. Come on down and enjoy the sunshine in this amenity rich community. Click here to contact me with your questions. I’ll help you weigh the pro’s and con’s of the four preferred builders as well as the different neighborhoods in the development.
You know building is going well when the builders start raising their base prices. That’s a sure sign of a housing recovery, at least in Sandoval.
